How It Actually Goes

    Inspection and moisture check

    We check the deck, look at existing layers, and inspect flashing at chimneys, walls, skylights, and vents. We also look inside the attic, where evidence of past leaks lives.

    Tear-off vs. overlay

    We tell you honestly which one your roof warrants. An overlay is cheaper today and hides a bad deck; a tear-off lets us see and fix the substrate.

  3. 03

    Deck repair and underlayment

    Rotted sheathing gets replaced. Underlayment and ice-and-water detailing at valleys and penetrations go down before any shingle or tile.

  4. 04

    Flashing and ventilation

    New flashing rather than reused. Correct intake and exhaust ventilation, which extends roof life and lowers cooling load in Valley heat.

  5. 05

    Covering, cleanup, warranty

    Install per manufacturer specification so the material warranty stays valid, magnet-sweep the property, and document the work.
